More brand-new options are on the market right now, and builders are rolling out incentives that make these homes more affordable than many people expect.</p>
<p>It’s a combination that doesn’t come around often – and it’s putting buyers in a surprisingly strong position this season. Here’s why this moment matters and why it’s worth partnering with your own local agent to take advantage of it.</p>
<h4><strong>1. More New Homes Are Available Now</strong> – <strong>and That May Not Last</strong></h4>
<p>There’s more new construction on the market today than normal. And for buyers, that means:</p>
<ul>
<li>More cutting-edge communities</li>

<p>But here’s the real insight that can give you an edge. <strong>Forecasts show that slight downward trend should continue next year</strong> (<em>see graph below</em>):</p>

<p>Today, <em>Redfin </em>says roughly 1 in 3 homes (27%) on the market are new builds. That’s higher than the norm, but the lowest share in four years. And it makes sense based on the graph above.</p>
<p>That means if you want more options to choose from, now’s the time to look.</p>
<p>And if you&#8217;re wondering: <em>why the pullback?</em> It’s simple. Since there are already more new homes for sale than usual, builders want to focus on selling down the supply they already have on the market rather than adding more new homes. And that leads to point two.</p>

<p>Here’s where things get even better for buyers. To make sure the inventory they have now keeps moving, builders are offering incentives at levels not seen in years – and many of those perks directly help buyers with affordability. Buyers today are getting:</p>

<li><strong>Lower Prices</strong>: Builders are dropping the prices on their brand-new homes to draw in buyers.</li>
<li><strong>Help with Closing Costs</strong>: Some builders are covering thousands of dollars in fees to reduce the upfront cost of buying.</li>
<li><strong>Extra Upgrades</strong>: Think premium finishes, appliance packages, and designer features, all added at no extra cost.</li>
<li><strong>Mortgage Rate Buydowns</strong>: This is when the builder pays to get you a lower mortgage rate, which reduces your monthly payments and helps with affordability.</li>

And unfortunately, they built far more homes than the market actually needed. That oversupply led to falling home prices. That’s what so many people remember, and what they worry will happen again.</p>
<p>But while construction has been picking back up since roughly 2012, we’re not headed for a repeat of the same mistakes. The latest data available shows builders are actually starting construction on fewer homes right now (<em>the green arrow in the graph below</em>):</p>

It shows that single-family building permits have fallen for <a href="https://eyeonhousing.org/2025/10/builders-stay-cautious-as-single-family-permits-weaken/" rel="noopener noreferrer" target="_blank">eight straight months</a>.</p>
<h4><strong>The Slowdown Isn’t Random, It’s Intentional</strong></h4>
<p>Basically, builders are watching and reacting to today’s economic conditions and buyer demand in real time. And they’re pumping the brakes on their pipelines to avoid getting caught with too much unsold inventory. As Ali Wolf, Chief Economist at <em>Zonda</em>, <a href="https://zondahome.com/new-home-market-update/" rel="noopener noreferrer" target="_blank">says</a>:</p>
<blockquote><p><em>“. . . builders are still working through their backlog of inventory but are more cautious with new starts.”</em></p></blockquote>
<p>That’s a big contrast to what happened before the housing crash, when overconfidence led to record-breaking levels of new home construction – even as demand was dropping. Today’s builders aren’t overconfident. They’re listening to the market and adjusting before things get out of balance.</p>
<h4><strong>The Regional Picture Tells the Same Story</strong></h4>
<p>And while <a href="https://www.simplifyingthemarket.com/2025/10/30/thought-the-market-passed-you-by-think-again/?a=820426-6c9c2d2b7e0c535f438216dd85918e6a" rel="noopener noreferrer" target="_blank">inventory</a> is going to vary a lot based on where you live, if you zoom out and look at regional data, the pattern holds almost everywhere (<em>see graph below</em>):</p>

<p>In the lead up to the crash, builders kept building long after demand had disappeared. This time, they’re slowing down early, and that’s a good thing.</p>
<p>The market actually <em>needs</em> more homes after years of underbuilding. But builders are making sure they don’t have to overcorrect. <strong>They&#8217;re being intentional about how many homes they’re building right now.</strong></p>
<p>So yes, you’re seeing more new homes for sale today, but that doesn’t mean we’re oversupplied nationally. It means buyers finally have more options, and builders are pacing themselves to keep things in check. They’re not going to flood the market. And that’s a really good thing for housing overall.</p>
<h3>Bottom Line</h3>
<p>Seeing more new homes for sale doesn’t mean builders are overdoing it. Since building permits have been declining for eight straight months, it’s clear this isn’t an out-of-control boom. It’s a <em>measured recovery.</em></p>

<blockquote><p><em>“</em><strong><em>. . . builders are adjusting to the realities of the current housing market.</em></strong><em> They’ve cut prices 13 percent from peak, and are giving generous mortgage rate buydowns on top of that.”</em></p></blockquote>
<p>The big takeaway is: builders are motivated to sell. So, you could snag a lower price and maybe even a lower mortgage rate if you buy new. If you’ve been feeling priced out, these offers might be your way back in.</p>

<p>Even with more homes on the market right now, <strong>some buyers are still having a tough time finding the right one at the right price</strong>. Maybe the layout feels off. Maybe it still needs some updating. Or maybe it’s just more of the same.</p>
<p><strong>That’s why more buyers are turning to new construction – and finding some of the best deals available today.</strong></p>
<p>Why? Today, many builders have more homes that are finished and sitting on the market than normal. And that means they’re motivated to sell. They’re running a business, and they don’t want to sit on their inventory. They want to sell it before they build more homes. And that can definitely work in your favor.</p>
<p>As Lance Lambert, Co-Founder of <em>ResiClub</em>, <a href="https://www.resiclubanalytics.com/p/new-construction-worse-than-giant-homebuilders-are-letting-on-says-builders-firstsource-ceo" rel="noopener noreferrer" target="_blank">puts it</a>:</p>
<blockquote><p><em>“In housing markets where unsold completed inventory has built up, many homebuilders have pulled back on their spec builds—</em><strong><em>and many are doing bigger incentives or outright price cuts to move unsold inventory</em></strong><em>.”</em></p></blockquote>
<h4><strong>Incentives Are the Highest They’ve Been in 5 Years</strong></h4>
<p><a href="https://www.nahb.org/news-and-economics/press-releases/2025/08/builder-confidence-plateaus-at-relatively-low-level" rel="noopener noreferrer" target="_blank">Data</a> from the <em>National Association of Home Builders</em> (NAHB) shows <strong>66% of builders offered sales incentives in August</strong>. <strong>That’s the peak so far this year, and the highest percentage we’ve seen in 5 years.</strong></p>
<p><a href="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250903/20250904-The-Majority-of-Builders-Are-Offering-Incentives-original.png" rel="noopener noreferrer" target="_blank"><img decoding="async" src="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250903/20250904-The-Majority-of-Builders-Are-Offering-Incentives-original.png" alt="a graph of blue rectangular bars with numbers" style="width: 100%; height: auto; display: block;"></a>That means 2 out of every 3 builders are offering something extra to get deals done. And when builders throw in incentives, it’s the buyers like <em>you</em> who win.</p>
<h4><strong>Price Cuts Are Back on the Table</strong></h4>
<p>One of the most common incentives they’re offering right now is adjusting the price. According to <a href="https://www.nahb.org/news-and-economics/press-releases/2025/08/builder-confidence-plateaus-at-relatively-low-level" rel="noopener noreferrer" target="_blank">NAHB</a>, almost <strong>40% of builders are doing price cuts </strong>(<em>see graph below</em>):</p>
<p><strong><img decoding="async" src="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250903/20250904-Builders-Continue-To-Cut-Prices-original.png" style="width: 100%; height: auto; display: block;">On average they’re taking off about 5% off the purchase price of the house.</strong> For a buyer, 5% could be the difference between reluctantly settling and finally getting a home that works for you.</p>
<p><strong>Take a $500,000 house as an example. If builders reduce the price by 5%, you’re saving $25,000.</strong></p>
<p>And even if the builder you’re interested in won’t budge on price, they’ve got plenty of other levers to pull. As <em>Realtor.com</em> explains: </p>
<blockquote><p><em>“. . . there are deals to be found in the market for new homes, with builders increasingly willing to negotiate on price or offer incentives such as rate buydowns and closing cost assistance.”</em></p></blockquote>
<h4><strong>Why This Matters for You</strong></h4>
<p>As a buyer, you probably have a clear vision for your ideal home. Because you’re not just buying <em>any</em> house. You’re buying <em>your</em> house. The one with the space, features, and lifestyle you’ve been hoping for. New builds can check those boxes since they usually have: </p>

<li>Bigger kitchens and open layouts</li>
<li>Energy efficiency (hello lower utility bills)</li>

<p>You may have seen talk online that new home inventory is at its highest level since the crash. And if you lived through the crash back in 2008, seeing new construction is up again may feel a little scary.</p>
<p><strong>But here’s what you need to remember:</strong> a lot of what you see online is designed to get clicks. So, you may not be getting the full story. A closer look at the data and a little expert insight can change your perspective completely.</p>
<h4><strong>Why This Isn’t Like 2008</strong></h4>
<p>While it’s true the number of new homes on the market hit its highest level since the crash, that’s not a reason to worry. That’s because new builds are just one piece of the puzzle. They don’t tell the full story of what’s happening today.</p>
<p>To get the real picture of how much inventory we have and how it compares to the surplus we saw back then, you’ve got to look at both <em>new homes</em> and <em>existing homes </em>(homes that were lived in by a previous owner).</p>
<p><strong>When you combine those two </strong><a href="https://www.nar.realtor/research-and-statistics/housing-statistics/existing-home-sales" rel="noopener noreferrer" target="_blank"><strong>numbers</strong></a><strong>, it’s clear overall </strong><a href="https://www.census.gov/construction/nrs/index.html" rel="noopener noreferrer" target="_blank"><strong>supply</strong></a><strong> looks very different today than it did around the crash</strong> (<em>see graph below</em>):</p>
<p><strong><img decoding="async" src="https://files.keepingcurrentmatters.com/KeepingCurrentMatters/content/images/20250826/20250828-Total-Inventory-Remains-Far-Below-Crash-Levels-original.png" style="width: 100%; height: auto; display: block;">So,</strong> <strong>saying we’re near 2008 levels for new construction isn&#8217;t the same as the inventory surplus we did the last time.</strong></p>
<h4><strong>Builders Have Actually Underbuilt for Over a Decade</strong></h4>
<p>And here’s some other important perspective you’re not going to get from those headlines. After the 2008 crash, builders slammed on the brakes. For 15 years, they didn’t build enough homes to keep up with demand. That long stretch of underbuilding created a major housing shortage, which we’re still dealing with today.</p>
<p>The graph below uses <em>Census</em> <a href="https://www.census.gov/construction/nrc/data/series.html" rel="noopener noreferrer" target="_blank">data</a> to show the overbuilding leading up to the crash (<em>in red</em>), and the period of underbuilding that followed (<em>in orange</em>):</p>

But there’s still a long way to go (even with the growth we’ve seen lately). Experts at <em>Realtor.com</em> <a href="https://www.realtor.com/research/us-housing-supply-gap-2025/" rel="noopener noreferrer" target="_blank">say</a> it would take roughly 7.5 years to build enough homes to close the gap.</p>
<p>Of course, like anything else in real estate, the level of supply and demand is going to vary by market. Some markets may have more homes for sale, some less. But nationally, this isn’t like the last time.</p>
<h3>Bottom Line</h3>
<p>Just because there are more new homes for sale right now, it doesn’t mean we’re headed for a crash. The data shows today’s overall inventory situation is different.</p>
