<p>Maybe you’re nodding along so far but thinking, <em>“Okay, but I still can’t afford the upfront costs.”</em> If that’s your reaction, you’re not the only one.</p>
<p><strong>For many renters, the biggest hurdle isn’t the monthly payment alone. It’s the down payment, too.</strong></p>
<p>But you’re not out of options. Here’s the part most people don’t hear enough about: <strong>there are thousands of down payment assistance programs available across the country,</strong> and many buyers qualify without realizing it.</p>
<p>And the average benefit? <strong>Roughly </strong><a href="https://downpaymentresource.com/professional-resource/down-payment-assistance-holds-near-record-levels-in-q4-2025-as-program-flexibility-expands/" rel="noopener noreferrer" target="_blank"><strong>$18,000</strong></a><strong>.</strong></p>

<p>Would-be homebuyers aren’t sitting on the sidelines because they don’t <em>want</em> to buy. They’re sitting out because they think they <em>can’t</em>. And sometimes, it’s their credit score that’s holding them back.</p>
<p>According to a <em>Bankrate</em> <a href="https://www.bankrate.com/mortgages/home-affordability-report/" rel="noopener noreferrer" target="_blank">survey</a>, <strong>2 out of every 5 (42%) Americans believe you need excellent credit to qualify for a mortgage</strong>. That may be why, when renters are asked why they don’t own yet, “<em>my credit isn’t good enough</em>” comes up often.</p>
<p>Maybe you’re in the same boat. You look at your score, see it’s not where you want it to be, and assume buying your first place just isn’t realistic right now.</p>
<p>But here’s what you need to know.</p>
<p><strong>Even though a lot of people assume you need flawless credit to buy a house, that’s not necessarily the case.</strong></p>
<h4><strong>You Don’t Need Perfect Credit To Buy a Home</strong></h4>
<p>So, where’s this myth come from? Part of the confusion stems from the fact that the <em>typical</em> homebuyer today does have a fairly strong credit score. In fact, according to <a href="https://www.newyorkfed.org/medialibrary/interactives/householdcredit/data/pdf/HHDC_2025Q3" rel="noopener noreferrer" target="_blank">data</a> from the <em>NY Fed,</em> the median credit score for all buyers is 775.</p>
<p><strong>But that doesn’t mean you need a score that high to qualify.</strong></p>
<p>Looking at recent homebuyers, a number were able to get a mortgage with scores below that threshold. Data shows <strong>10% of scores were around 660. </strong>Which means some were higher than that and some were lower, but the median in that lowest 10th percentile was around that range (<em>see graph below</em>):</p>

<blockquote><p><em>“While many lenders use credit scores like FICO Scores to help them make lending decisions, each lender has its own strategy, including the level of risk it finds acceptable. </em><strong><em>There is no single ‘cutoff score’ used by all lenders, and there are many additional factors that lenders may use . . .</em></strong><em>”</em></p></blockquote>
<p>The best thing to do is to talk to a trusted lender to see what’s possible for you. Because a portion of buyers are buying with scores in the 600s – and maybe that means you can too.</p>
<h3>Bottom Line</h3>
<p><strong>Your credit score is important. But that doesn’t mean it has to be perfect.</strong></p>

<p>There are more brand-new homes available right now than there were even just a few months ago. According to the most recent data from the <a href="https://www.census.gov/housing/hvs/data/histtabs.html" rel="noopener noreferrer" target="_blank"><em>Census</em></a> and the <a href="https://www.nar.realtor/research-and-statistics/housing-statistics/existing-home-sales" rel="noopener noreferrer" target="_blank"><em>National Association of Realtors</em></a> (NAR), roughly 1 in 5 homes for sale right now is new construction. So, if you’re not looking at newly built homes, you’re missing out on a big portion of what’s available.</p>
<p>And with more new homes on the market, builders are motivated to sell their current inventory. As a result, many are taking steps to draw in buyers.</p>
<h4><strong>Builders Are Cutting Prices</strong></h4>
<p><a href="https://www.nahb.org/news-and-economics/press-releases/2025/06/sharp-drop-in-multifamily-production-brings-overall-housing-starts-down" rel="noopener noreferrer" target="_blank">According</a> to Buddy Hughes, Chairman of the <em>National Association of Home Builders</em> (NAHB):</p>

<p>That means builders are being realistic about today’s market and adjusting to what buyers can afford. It’s their way to keep their inventory moving.</p>
<p>So, builders may be more willing to negotiate price than you’d expect – and that means your dollar may go further if you buy a newly built home. Lean on your agent to see what’s available and what incentives builders are offering in and around your area.</p>
<h4><strong>Builders Are Offering Lower Mortgage Rates</strong></h4>
<p>Here’s something most people don’t know. <strong>Right now, buyers of brand-new homes often get better mortgage rates than buyers of existing homes. </strong></p>
<p>That’s because many builders are also offering rate buydowns to make their homes more attractive and keep sales moving. Basically, they’re willing to chip in to lower your rate, so you’re more likely to buy one of their homes.</p>

<p>You may have seen reports in the news recently saying it’s more affordable to rent right now than it is to <a href="https://www.simplifyingthemarket.com/2024/04/03/newly-built-homes-could-be-a-game-changer-this-spring/" rel="noopener noreferrer" target="_blank">buy a home</a>. And while that may be true in some markets if you just look at typical monthly payments, there’s one thing that the numbers aren’t factoring in: and that’s home equity. Here’s a look at how big of an impact equity can have and why it’s worth considering as you make your decision.</p>
<h4><strong>What the Headlines Are Based on</strong></h4>
<p>The graph below uses national data on the <a href="https://www.realtor.com/research/february-2024-rent/" rel="noopener noreferrer" target="_blank">median rental payment</a> from <em>Realtor.com</em> and <a href="https://cdn.nar.realtor/sites/default/files/documents/hai-02-2024-housing-affordability-index-2024-04-12.pdf" rel="noopener noreferrer" target="_blank">median mortgage payment</a> from the <em>National Association of Realtors</em> (NAR) to compare the two options. As the graph shows, especially if you’re not looking for a lot of <a href="https://www.simplifyingthemarket.com/2024/04/11/builders-are-building-smaller-homes/" rel="noopener noreferrer" target="_blank">space</a>, it can be more affordable on a monthly basis to rent:</p>

<p>But if you’re looking for something with 2 bedrooms, the gap between the median rent and the median mortgage payment starts to shrink to a difference that may be more doable. The median monthly mortgage payment is $2,040. The median monthly rent for 2 bedrooms is $1,889. That’s a difference of about $151 a month. But here’s what happens when you factor in equity too.</p>
<h4><strong>How Equity Changes the Game</strong></h4>
<p>If you rent, your monthly rental payments only go toward covering your housing costs and your landlord’s expenses. So other than saving a bit more per month and maybe getting your rental deposit back when you move, the money you spent on housing each month is gone – forever.</p>

Each quarter, <em>Fannie Mae and</em> <em>Pulsenomics</em> publish the results of the <a href="https://www.fanniemae.com/newsroom/fannie-mae-news/q1-2024-home-price-expectations-survey" rel="noopener noreferrer" target="_blank"><em>Home Price Expectations Survey</em></a> (HPES). It asks more than 100 economists, real estate professionals, and investment and market strategists what they think will happen with home prices. In the latest release, those experts say <a href="https://www.simplifyingthemarket.com/2024/01/12/home-prices-forecast-to-climb-over-the-next-5-years-infographic/" rel="noopener noreferrer" target="_blank">home prices</a> are going to keep going up over the next five years.</p>
<p>Here&#8217;s an example of how equity builds based on the projections from the HPES (<em>see graph below</em>):</p>

<p>Here’s how that stacks up compared to renting, using the overall median rent from above:</p>

<p>The map below uses <a href="https://www.fhfa.gov/DataTools/Tools/Pages/House-Price-Index-(HPI).aspx" rel="noopener noreferrer" target="_blank" style="color: blue;">data</a> from the <em>Federal Housing Finance Agency</em> (FHFA) to show just how noteworthy price gains have been over the last five years. And, since home prices vary by area, the map is broken out regionally to help convey larger market trends.</p>

<p>Wondering if you should continue renting or if you should <a href="https://www.simplifyingthemarket.com/2023/03/10/buying-a-home-may-make-more-sense-than-renting-infographic/?a=820426-6c9c2d2b7e0c535f438216dd85918e6a" rel="noopener noreferrer" target="_blank" style="color: blue;">buy a home</a> this year? If so, consider this. Rental affordability is still a challenge and has been for years. That’s because, historically, rents trend up over time. <a href="https://www.census.gov/housing/hvs/files/currenthvspress.pdf" rel="noopener noreferrer" target="_blank" style="color: blue;">Data</a> from the <em>Census</em> shows rents have been climbing pretty steadily since 1988. </p>
<p>And, data from the <a href="https://www.realtor.com/research/march-2023-rent/" rel="noopener noreferrer" target="_blank" style="color: blue;">latest rental report</a> from <em>Realtor.com</em> shows rents continue to grow today, even though it’s at a slower pace than we saw at the height of the pandemic:</p>
<blockquote><p><em>“In March 2023, </em><strong><em>the U.S. rental market experienced single-digit growth for the eighth month in a row</em></strong><em> . . . The median asking rent was $1,732,</em><strong><em> </em></strong><em>up by $15 from last month and down by $32 from the peak but is </em><strong><em>still</em></strong><em> </em><strong><em>$354 (25.7%) higher than the same time in 2019 (pre-pandemic).”</em></strong></p></blockquote>
<p>With rents much higher now than they were in more normal, pre-pandemic years, owning your home may be a better option, especially if the long-term trend of rents increasing each year continues. In contrast, homeowners with a fixed-rate mortgage can lock in a monthly mortgage payment for the duration of their loan (typically 15-30 years). </p>
<h4><strong>Owning a Home Could Be More Affordable if You Need More Space</strong></h4>
<p>The graph below uses national data on the <a href="https://www.realtor.com/research/march-2023-rent/" rel="noopener noreferrer" target="_blank" style="color: blue;">median rental payment</a> from <em>Realtor.com</em> and <a href="https://cdn.nar.realtor/sites/default/files/documents/hai-02-2023-housing-affordability-index-2023-04-14.pdf" rel="noopener noreferrer" target="_blank" style="color: blue;">median mortgage payment</a> from the <em>National Association of Realtors</em> (NAR) to compare the two options. As the graph shows, depending on how much space you need, it’s typically more affordable to own than to rent if you need two or more bedrooms:</p>
